This is a long commentary but I felt it is important that you should be educated on some of the issues with "Private Sales". If you are intending to buy a home in the near future, this article is intended to provide you with information you should know.


The Real Estate industry is seeing significant changes and one of these is the emergence of firms that provide you with some basic information and some signs for an upfront fee and then essentially leave you on your own to sell the house. Buyers who feel they are saving money being attracted to these properties but unfortunately it is dangerous ground. These sales are called “Mere Postings”.


A Mere Posting is where a licensed Realtor® offers to post a listing on the national web site called Realtor.ca, provide the seller with signs, some sample forms, some pictures and some guidelines, charges a fee and lets the seller do the work. The “work” includes writing up a feature sheet, doing the advertising, holding open houses, showing the house and negotiating with the buyer. This is where the rub comes in. There are a lot of misconceptions stated by some of these firms to suggest it is better or easier to sell your own home. Here is the real story.
